Ok, people you saw that. I tried on 3 different occasions to cordially get pirkster to actually participate in actual dialogue regarding the topic at hand and in all 3 occasions, he responded acrimoniously. 

 

Not sure why he can't just explain, elaborate on why the ideas mentioned were bad. And list some better ideas of his own if mine are really that off base. 

 

Maybe he's just miserable.

Jacksonville has a lot of untapped potential. If done right, it could become a fantastic city for both locals and tourist. 
Jacksonville is a working city whose economy is largely based on being a port, a logistical hub for the state of Florida, and a home for the military.

 

Tourism is a saturated market in Florida. There is no way Jacksonville could carve out a niche. Tourist want the palm tree tropical Florida not the pine tree south Georgia Florida and are willing to travel the extra few miles for it.

 

The only way for Jacksonville to be able to support enough hotels to make reasonable accommodations for a super bowl would be to grow as a business center. We will never be an Orlando, Tampa, Miami, or New Orleans in as far as having tourism supporting our hotels, but we might be able to be a Phoenix, San Diego, or Atlanta who rely more on business travel to support their accommodations.

 

The connections that Jacksonville is making with London through Khan may help stimulate that growth.

Anyone can throw dung at a wall to see what sticks.  That means nothing without knowing the current social, economic, and political makeup of the city, its neighborhoods, and development successes, failures, and trends of the surrounding area.

 

There are many reasons things are the way the currently are, as there are many challenges and circumstances around them.

 

Without knowing a single thing about those challenges, is simply ignorance.  If you don't know, then you don't know.  Money to raise, pockets to grease, residents to involve (LOL... we can't even get a ChicFilA in Mandarin without raising holy hell, yet another of the laundry list of things he wouldn't know about)...

 

But really, the most telling is that he still refuses to answer my questions and get to the truth.  Because if you don't know, there's a lot of history behind the way things are, and you could never could understand the obstacles they're facing.

 

This is worse than the "stayed at a Holiday Inn Express last night" joke.  In this case, "I drove by the Holiday Inn Express only once in my life but I did take a picture" is more appropriate.  Because he's embarassed that's the truth.  Our biggest fan only has a photo of the stadium.

 

And that's the rest of the story (and why he didn't want to answer.)

But its also important to have a vision too. 

 

Could a future stadium be put elsewhere more central to the development.....or could/ would it be better to just develop more stuff to do near the current stadium?....

 

Both things might not be mutally exclusive, too. 

 

All that we know is that Jacksonville has a lot of untapped potential as a city/ tourist lure. And Khan is a smart businessman with a ton of cash, who could make an even bigger fortune if the right decisions for development are made.

The area between the stadium and the beach is probably the most densely populated corridor in the entire city.

 

Overdeveloped in a lot of places.
