That would require the new stadium to be next to the old one, in which case, why not just renovate the old one?   It would be cheaper by hundreds of millions of dollars.

Because of the footprint. Newer stadiums are more vertical and provide better views for even the nosebleeds. The stadium we have now is a big bowl. Changing that into something more vertical would probably cost as much as a new one.
