The reason the last half dozen NFL teams built completely new stadiums is to increase revenue profits, ie Cowboys, Giants/Jets, Clots, etc. They played the game of keeping the old stadiums up to date and it came a point to where it just simply wasn't enough anymore.

 

Teams are going away from the motto of building/refurbishing new stadiums in urbanized areas because it just isnt profitable anymore, the goal is to attract and keep the affluent STH's, the best way to do that is to build a new stadium near their demographic that is convenient for them. Just look at what the Braves did recently.

 

Jacksonville is very quickly nearing that end.

Of the three examples you gave the youngest stadium was built in 1984, a full eleven years older. One is a dome, another a semi-dome. Domes are notoriously difficult to upgrade, same goes for the old Giants stadium which was built in a way that made improvements very costly. EverBank is built much like Lambeau Field and its construction makes it very easy to upgrade. The new endzone and video boards make that abundantly clear, there's now way a construction like that would be possible in stadiums like they used to have New york and Dallas.
