Actually, not too bad as far as foreclosures go.  The only thing it appears that we would need to make the house livable is all of the kitchen appliances.  The only other glaring things that seem to be missing, which is kind of odd, is all of the interior doors (bedroom, bathroom, etc.).  And since the house has been sitting vacant, all of the toilets are pretty nasty so I'd replace those all right away.  Other than that, things appear to be pretty cosmetic that we can tackle a little bit at a time.

Both. There are two wooden sheds that are rotting and need to be torn down. And these ugly ferns are growing EVERYWHERE. Will be renting or buying a brushhog to get those things out of there. Will eventually need to re-sod the whole yard...but that's further down the road.


That's all assuming we have the best bid. We'll see.
