Submerged should create a tsunami that would wipe out the coastal areas, so that's probably not a great solution.

at low tide the water is at the dunes on the beach, high tide and when the eye is close around 1:25pm, 3rd street might be flooded

If 3rd Street gets flooded by the storm surge, it will go all the way to the intercoastal.  There's very little change in elevation across most of the beaches.

I was just thinking about one of my favorite restaurants, Taco Lu. It is kind of in that "dip" next to Adventure Landing. There is a good chance the entire building will be underwater.

Taco Lu is even lower than 3rd Street.  That area will flood first as the intercoastal rises.

This is why I have paid close to $4000 a year in insurance premiums for the last 30 years I have lived here. I could use some remodeling. As becomes so trendy to say about 10 years ago with Katrina.   " Where's my FEMA check ???".

4K a year? That is a lot. I hope you don't get any damage, but if you do, good luck in your negotiations with the crooked insurance adjusters.
