Flooding is more a function of terrain than location. I lived near the coast when a hurricane dumped 18" of rain in 36 hours. We weren't flooded because the land around was so flat everything just ran off toward the ocean.


 

Of course we were required to pay $500 per year for flood insurance because we lived in "a flood zone."
